We provide weekly maintenance and seasonal closing for Las Vegas vacation homes. Learn how we manage your pool water while you are away.
The challenges of an absent owner
A pool at a second home or vacation rental still needs attention when the owner is away. Without someone on site to check the water, remove debris and notice equipment issues, small maintenance needs can go unseen until the next visit. In Las Vegas, the weather makes a regular schedule especially useful. The National Weather Service reports that July has an average high of 104.5 degrees Fahrenheit, and about 78 days a year reach 100 degrees or warmer.
The monsoon usually brings storms, strong winds and blowing dust in July and August, according to the National Weather Service in Las Vegas. For a property that sits empty between visits, arranging weekly maintenance and a separate cleanup after heavy storms gives the pool more consistent attention throughout the season.
Managing evaporation remotely
Water loss is another consideration when no one is living at the property. The Southern Nevada Water Authority estimates that an average in-ground pool loses 48.6 gallons per square foot per year through evaporation. A typical 470 square foot pool in Southern Nevada can lose up to 22,842 gallons annually. A pool cover cuts evaporation by about 90 percent, which can make it a useful option for a property that is not in regular use.
Water used for topping up also affects the pool over time. The Las Vegas Valley Water District lists local tap water at 280 parts per million of total hardness, or 16 grains per gallon, with 75 parts per million of calcium, and calls it very hard. The minerals come from the Colorado River through Lake Mead. Topping up with hard water raises calcium over time, and hard water leaves scale at the tile line, in heaters and on salt cells.
Opening and closing the pool
Most Las Vegas pools run all year, but owners who leave for a season may prefer to close the pool rather than continue regular operation. Kingfisher Pool & Spa offers closing and winterization for vacation and seasonal homes. The service includes balancing the water, shutting down and draining equipment where needed, protecting the lines, installing the cover and setting freeze protection.
When it is time to reopen a property, pool opening and startup service includes removing the cover, reassembling and starting the equipment, inspecting the system, cleaning and balancing the water. If the pool has been closed for a while, a technician can assess its condition and explain any additional work before it begins. A written estimate is provided for one time services and repairs.
Commercial and vacation rental service
Vacation rental pools and spas can require more coordination than a private pool because they are used by changing groups of guests. Kingfisher offers vacation rental spa turnovers as well as scheduled service for commercial pools and spas, including vacation rental properties. Commercial service can include several visits a week where needed, water testing, chemical logs, equipment service, repairs and seasonal startups or closings.
The Southern Nevada Health District requires pool companies serving permitted aquatic facilities to be registered with the Health District, and qualified operators must hold a national pool operator certification. Kingfisher’s commercial process begins with a facility assessment and written proposal. Service does not replace the facility’s own qualified operator duties unless contracted to do so.
How Kingfisher Pool & Spa helps
Owners do not need to be home during weekly service, provided technicians have safe gate access, dogs are secured and the equipment is reachable. Kingfisher assigns a set weekly service day and uses the same technician whenever the route allows. After every weekly visit, we email a report with water readings, chemicals added, tasks completed, technician notes, equipment observations and a pool photo.
If a technician identifies a leak or a failed pump, Kingfisher explains the findings and provides a written estimate before repair work begins. Nothing extra is done without approval. For owners managing a property from elsewhere, the visit report provides a practical record of the pool’s condition and the work completed at each stop.
